I have 2 houses in same HOA. my loan officer got these guys and they gave 3K difference to the house that is 24% bigger!
By the way, the smaller house was also UNDERVALUED.
I called, my loan officer called, they said they can do nothing about it, no money return. I basically paid them a thousand dollar for scam, and I can't even complain about it!
In short these guys ruined my refinancing plans, because they believe they have a full control over the price and we don't have any power over them. iti is very unfair and totalitarian concept.
I will have no choice but going for the court. I will give an update after the legal options.

Time agree for there service was over changed 1000.00 called to see why and what for they passed me to everyone no one helped.

I was informed by Christy to contact you regarding an appraiser issue. I have referenced the two files in question. So with the recent file #501991 I was informed by the agent that this appraiser had a terrible attitude (and I am using nice language as compared to the agent). Very rarely do I take these type of calls but I decided to look this appraiser up & see if I had any notes. Sure enough this appraiser did another appraisal and the home owner had said this appraiser had an attitude. In that file there was a bit more at issue and it included specifically putting a rebuttal together because he used old comps but somehow your review department still sided with him. We pulled the file from UWM & sure enough another appraiser went out did a competent appraisal.
At that time I was promised that this appraiser would no longer be afforded the opportunity to do appraisals on our files. Obviously that did not happen and here I am taking a call from an agent about this appraiser. Here鈥檚 the deal, our clients and the agents we work with are treated with the utmost professionalism. It is these people that we value for the business today & for future business. So when I take a call like this it has the potential to blow a relationship up.
I have two options, just use another AMC or get Class Appraisal to not use that appraiser on our files. Looking forward to your response.

I am very sorry to hear about this experience with the appraiser, we hold our appraisers to the upmost standards. We recently changed the way we handle requests to remove appraisers from a specific broker or lender. Previously we only accepted do not use requests from lenders, we now have a process in place to assist with requests from our brokers.

I am sending this to the Appraiser Relations Manager, he will review your concerns , he will then either require a full audit of the appraiser or he may grant the request based on your statements below. We do this as quickly as possible. I am sending this to him now and I will follow up to make sure this is addressed in a timely manner.

In appraising my property for a refinance, the appraiser made factual inaccuracies, picked an inconsistent and inappropriate comparable set, and followed an inconsistent rule set in accounting for square footage differences with respect to the comps. I filed an appeal form and the same appraiser that did the appraisal in the first place was able to deny the appeal, using logic even more tortured than his first logic for choice of comparables.
Not only was his rejection of my appeal illogical and unprofessional, but having an appeals process that allows the original party who made a ruling conduct the appeal itself is grossly unfair. No judge is allowed to rule on cases submitted to an appeals court in appealing a decision where that judge made the original ruling.
The net effect of these differences and his unprofessional behavior allowed him to assign an appraised value that is ~$70,000 less than what I could get if I sold it, and made my refinance impossible.
If this were an appraisal for a sale, the appraisal would magically come in at the sale price, as they always do. But since it's refinance, I am left with no recourse except to start the loan process over again with a different lender and hope that I get a different appraiser. This would be fine, except for the fact that rates have gone up, since I started.
Horrible experience. If this person (Jeff E, I'll avoid posting his full name) were a member of a meaningful professional association, I wish they'd consider removing him, but there apparently is no accountability of any sort for appraisers despite their significant impact on Americans.
