Last night at 10:00 pm I found 3 disgusting large cockroaches in my house after only living here for only a few weeks. After staying up all night thinking about the situation, I called Joe first thing in the morning at 7:30 am thinking I would leave a message and hoping for a call back. Joe picked up the phone right away and was at my house in 3 hours, even though his schedule was fully booked that day. He explained the process and sprayed down my whole house. He is extremely professional and took into account to protect his clients by wearing a respirator and gloves upon entering the home. I would HIGHLY recommend this company. I hope that I do not need to call Joe again, but if another problem arises, he will be who I get in contact with.

Joe responded immediately when I contacted him and scheduled me in right away. I have been battling mice over territory in my home, so it was a relief to find someone who really knows their stuff. Within minutes he addressed all of the areas of entry and confirmed the food source attracting them being my aging cat's dry food. He set traps in areas safe for my cat and 2 year old. He put me at ease narrowing down the area only to the kitchen. I thought the basement and garage were trouble spots, but he also gave me pointers to keep them out of those areas as well. I couldn't be happier with his services! Well worth the money spent and great to support local small businesses in this time!

Needing to call someone in for a pest problem can always feel a little odd or even embarrassing, but They've always been professional and do their job very well. Don't waste time calling anywhere else, just do yourself the favor and call them before you try DIYing your way out of an issue that will only get worse.

Joe's work is excellent. He treated the problem but had to return because I think the mice were setting up a luxury hotel in my kitchen and on other floors. There was new construction on my block. They had several locations. Joe had to come out twice and calm me down because I wanted them yesterday. His work ethic is great and his response to me as a customers was awesome. This was the pre-Covid 19 week in Philadelphia. I would highly recommend City and Suburb Pest control. He really know his stuff and he know how pest operate in houses. Portia H

We had no idea we had inherited a mouse problem when we bought the house we now live in.
But we did, the prior owner was a slob that "brushed" all that under the carpet when the house was shown.
Regardless, after some cold weather we notice heavy evidence of mouse traffic.
We called Joe at City & Suburbs.
He had one of his guys come out and service our home.
He did a great job, but we seemed to have more mice than initially thought.
Joe came out right before COVID-19 became an issue. He closed up some points of entry and things that would impede the mice from coming in our home.
We then had our back door replaced which seemed to be the main point of entry (it was an 80 year old door in bad shape) and the mice found a new way in to our home.
We called Joe again. This time was during the current COVID-19 lockdown. Joe showed up in full protective gear, head to toe, and assured us he was just as concerned about his own health as ours.
He placed bait and traps in all the high traffic areas, assured us we were not messy, and said to not change anything or clean excessively in the areas where there was bait or traps.
The mice would notice this and avoid that area and find another way in. Hence why we saw an influx after installing a new door.
It's been 2 weeks since his visit and the traffic has come to near a screeching halt!
There is little to no evidence of mice in the home, which implies they are taking the bait and slowly dissapearing.
Please call Joe for any pest or rodent issue.

Joe is the best. Quick, responsive and kind. I texted him a few weeks about a bug we saw…when i saw another one i knew he had to come out. Joe wore a hazmat suit to protect himself and our household from The Rona. Thank you Joe.

I must tell you if you're looking for an experienced, kind and professional Pest control specialist…look no further!! Joe is your guy. I had a problem when I lived on the other side of Philadelphia and his son and him came and took care of my big problem. So it was a no brainer to call him to help me and these ginormous city cockroaches!!! I've never in my entire life seen such a thing. As we are in a lockdown due to the COVID-19 virus I didn't think he would be able to come out. Well not only did he come out he came prepared. Hazmat suit and all. I just had a great experience with Joe from City and Suburbs Pest Control – they were called today, and came out within a couple of hours. When Joe arrived he explained all of his safety precautions from his van with the window rolled down. It might sound silly, but it made me feel extra safe with coronavirus concerns, and he worked in a protective mask and brand new gloves while we kept a safe distance apart throughout the house. About the actual exterminating, he came out because I saw a mouse – I am terrified of mice and appreciated that he took that seriously. He thoroughly investigated every room, baseboard, behind appliances and inside closets, and explained to me what he was doing with traps, poison and sealing areas. He also took time to let us know what we had done correctly with some traps we put down last night, and what we could do better. Before leaving he gave me a very realistic timing for knowing if things were all good or if more treatment is needed and I feel well informed and safe (for now). I hope we don't need more treatment but if we do we will definitely call Joe – he was friendly and professional.

I have used Joe several time and his has kept me from seeing any mice in my home in three years! I see him every year to prevent mice! Excellent service and he also educated you regarding his process! Highly recommended!

Not all heroes wear capes! Joe renewed my faith in humanity – he was so responsive and kind. He really cares about customers and goes the extra mile.

I had called City & Suburbs Pest Control Company on a Friday morning, because I was concerned that I had bed bugs in my apartment. Joe said he was unable to make an appointment for me until Tuesday, but he kindly offered to look at any pictures I had of the bug I found in my room. He wasn't able to discern if it was a bed bug from the pictures, although he said it was unlikely. He offered to stop by between appointments to look at the bug to be sure. About an hour after my first call, he came by and confirmed that I did not have bed bugs. I am SO appreciative of the service and support that Joe provided! I would 100% recommend him!

I rarely leave reviews, but Joe and Sam are awesome! They work with your schedule and get the job done! Definitely will be recommending to others!

It's several months after our initial contact with Joe, and I want to update with the wonderful service he provided. He really stands by his guarantee, and went above and beyond to make sure our flea problem was eradicated. Joe is a true professional, and gave us total peace of mind. We hope we won't have critter trouble again, but if we ever do, we know who to call!

Joe is great. Personable, communicates like a professional, good at what he does. It really is such a relief to have an expert come over and handle a problem that you've been fighting for a while, and then the problem just disappears. He was the best rates (and best priced) of the three companies I talked to. He was available the next day and checked in that morning and then on his way over to my place. I will definitely call him again if I ever have other critter problems to deal with… And let's be honest, in South Philly there will be!

I'm from the South. I'm not use to mice and rats. But apparently in Philly, it's a major problem. So low and behold, after just moving in, I saw a mouse scurrying under my oven. I almost caught a heart attack. I was scared. That tiny mouse caused me PTSD for almost a week. Reading horrifying mice/rat stories from reddit didn't make the issue any better. So, of course I had to get help. I had to get a Pest Buster for this little criminal who invaded my personal space. My answer was Joe. I mean the guy has the highest rated business in the Pest arena on here.

Joe arrived this morning and put me at ease. He was very personable and offered me great advice in regards to handling this situation with my landlord. For that, I greatly thank him. Throughout his hour or so at my place, he was very Informative on telling me where the mice were coming from, how long they have been coming in the place, as well as educating me on the products that he used. He also discarded two dead mice that I have been in the place for a while. Both under a furnace in the kitchen and the living room. Yuck!! I thought the place smelled funny when I signed my lease. I didn't noticed it when I toured the place.

But anyway, Joe I think you greatly and can't wait to see you again in January for a check-up!

The owner Joe came to my house today where I live with my roommates. This was a follow up visit from a previous mouse problem and I can honestly say that our mice problem has disappeared because of Joe! We appreciate him, his professionalism, response time and smiling face every time he comes. His prices are reasonable and fair. We will continue to have him back!

I contacted Joe via Yelp to come check for bedbugs. I had previously had treatments done from a different company and was still getting bitten. Joe responded quickly with his availability and was out within the week. He spent thirty minutes meticulously checking my entire bed and really put my mind at ease. Super professional 10/10

My finance and I recently moved into a house in June. As soon as the weather started dropping we saw signs of mice. This being my first time having mice, I was incredibly freaked out and concerned about dumping money into an extermination company that wouldn't do a thorough job. I was up all night reading reviews, but felt confident in City & Suburban Pest Control. I reached out and spoke with Joe the following morning. He was super responsive and we scheduled an appointment for their first available opening, which was the following week. The other companies I requested quotes from would have been able to come sooner, but I didn't feel as confident in the other companies based on their reviews. So we decided to wait the week, and in the meantime we purchased traps and caught 6 mice (yuck). Needless to say, we were super anxious to figure out how they were getting in and to be mice free.

To say I'm particular about the cleanliness of my home and of things in general would be an understatement. So it was a long week, but totally worth the wait. I appreciated that Joe and Sam communicated any delays in regards to my appointment, and arrived on time.

Sam not only patiently listened to my anxious rambling, but he treated the entire house and was incredibly thorough. We discussed our dog and made sure the bait was definitely out of her reach. He answered all my questions and explained what to expect and how the bait works. Sam checked the basement, behind the stove, under the dishwasher and then he found a clear entry point behind our refrigerator. He put bait in it and closed the holes they were using to enter our home. He added a few additional traps and we left the ones we've been using down. In no way did I feel like the service was rushed and by the time Sam left I had peace of mind for the first time in a week. Sam told me to contact them if I don't see improvement in 2 weeks. I really respect and appreciate that they stand by their work.

I'm ecstatic to say, it's been 2 weeks we haven't seen any signs of mice since Sam left!

I'm typically not one to leave reviews, but I was really pleased with entire service, even with the wait. The price was affordable. The service was professional and thorough. Sam and Joe were kind, honest, set realistic expectations and stood by their service. I highly recommend City & Suburban Pest Control if you're having any issues with unwanted visitors.

Called Joe about a rat in my garage. He told me he was booked until next week but later called back and found a way to squeeze me in. Joe came by, looked at the issue, and put in place a set of traps and snares to wipe out this nasty little rat family. Then he meticulously cleaned up some of the refuse they left behind. Joe has contacted me twice since then to check on things.

Total pro and pursues his work with enthusiasm. He really went the extra mile to make sure we got this under control. Highest recommendation. I'm looking forward to evicting the entire rat family very soon, and I've recommended Joe to my neighbors already.

No other service providers but these contractors have the audacity to give people a two hour window
that they must wait around for them to arrive . A week ahead of time , I tell Joe I would be available between 2-4 . Of course he doesn't give me a time that I can plan for but instead expects people to me sit around for two hours . I don't hear a thing from him throughout the day and not until after I message him do I hear something at at 3:08. He tells me he is in Center city and that his gps tells him 3:18. He was at least 20 mi it's away with no traffic in reality but he tells me" but I told you between 2-4 so we're good" . So I tell him ok I'll wait until 4 . His response to me " are you serious!?" If you can't make a two hour window and then are In disbelief that a client would not wait around beyond that time , there is definitely something wrong. This is common practice amongst contractors . There is so much work out there for these people that they are able to show up whenever they feel like it, never when they say , if at all . Hopefully this review will encourage Joe to be a bit more thoughtful and respectful of people's time .

So happy i found this place. Just purchased new home and right after moving in seen some Mickey and Minnie's. Had another company come out and it was a waste. Found this company they put down different bait and showed me where the mice was coming from! I highly recommend them.
