In April 2008, I was looking to buy a bank foreclosure in Lilburn, GA, and made the mistake of asking my ReMax selling agent Victor Jayson Mejia to arrange a home inspector to inspect the house. Jayson told me that home inspectors carry a million dollar business liability insurance and there was not a thing to worry about.

Richard Cook showed up in an old BMW convertible instead of a pickup. The whole inspection took less than an hour during which Jayson drove me away to look at another house in Norcross. When I returned, front yard was soaking wet from an outdoor fauct Richard had turned on to inspect, but instead of turning the fauct off, when told, he ran downstairs to shut off the water main. He said he was done with the inspection except for the furnace and hot water heater due to gas leak at the gas meter union, but instead of taking a pair of ranches to take care of the gas leak, he got a gas detector to prove the gas leak. Richard promised to return when gas leak was fixed but never did due to his "grand daughter in a 'various' serious situation."

Still, he thought the gas heater was bad, which I replaced. The guy who hauled it away said, are you sure this is bad? As to the roof, Richard said he doesn't get on the roofs, and didn't have a ladder in his BMW convertible to do so anyway. There was rotten roof behind the basket ball net which was visible from the driveway. I never ever hired a home inspector again.
